UK Building Regulations Part F requires all homes to provide continuous background ventilation plus intermittent extract ventilation in kitchens and bathrooms. Modern mechanical ventilation systems—MVHR, positive input ventilation (PIV), and whole-house extract—deliver controlled fresh air while recovering heat or reducing moisture buildup.

MVHR systems recover up to 95% of heat from stale air, making them ideal for airtight new builds and deep retrofits. PIV systems push filtered fresh air from the loft into living spaces, diluting moisture and pollutants. Extract-only systems pull stale air out, relying on background ventilators to supply fresh air. The right choice depends on your home's airtightness, budget, and whether you're building new or retrofitting.
